House rules
These house rules apply to all residents, long-term tenants, short-term guests and visitors to the building. They serve to ensure peaceful coexistence, the safety of all persons and the preservation of the property's value. 1. General conduct All residents and guests undertake to treat each other with consideration and respect. Any form of behaviour is permitted as long as it does not disturb or inconvenience other residents. The building and all facilities must be treated with care. 2. Quiet hours The statutory quiet hours apply: Night-time quiet hours: 10 p.m. – 7 a.m. Particular consideration must be given on Sundays and public holidays. During quiet hours, loud music, loud conversations, parties or other disruptive activities are not permitted. 3. Safety in the building The front door and all fire doors must not be left open, jammed or wedged open. When entering and leaving, ensure that the front door closes completely. No unauthorised persons may be granted access. In the event of a fire, the lift must not be used. Open flames, candles, etc. are only permitted under constant supervision. Escape and rescue routes must not be obstructed or blocked. 4. Smoking Smoking and vaping are strictly prohibited throughout the building. Smoking is permitted on balconies and terraces, provided that consideration is given to other residents. Cigarette butts must be disposed of properly. 5. Visitors & parties Visitors are permitted at any time. Gatherings, celebrations and parties are permitted as long as they do not disturb other residents and quiet hours are observed. The host is responsible for the behaviour of their visitors. 6. Pets Pets are only permitted with prior agreement and express permission. The owner is responsible for any damage, mess or disturbance caused. 7. Cleanliness & tidiness Stairwells, corridors, lifts and communal areas must be kept clean. Any mess must be cleaned up immediately by the person responsible. Objects must not be left in the stairwell or escape routes. 8. Waste disposal Waste must be separated properly and disposed of exclusively in the bins provided for this purpose: - Residual waste - grey bin - Organic waste - green bin - Paper - blue bin - Packaging - yellow bin Bulky waste, electrical appliances or hazardous waste must be disposed of by the residents themselves and may not be left in the courtyard or hallway. 9. Use of balconies and terraces Noise, music or other activities on balconies or terraces must not disturb anyone. Barbecuing is permitted with gas or electric barbecues (charcoal only by arrangement). Plants must be cared for and watered regularly. Do not throw or pour any objects over the railing. 10. Parking spaces Each tenant/guest may only use the parking space they have booked or been allocated. Illegally parked vehicles may be removed at the owner's expense. Access and emergency routes must be kept clear at all times. 11. Damage & defects Any damage to the flat, furnishings or communal areas must be reported immediately to the landlord/Marius. Failure to report damage or late reporting may result in liability claims. 12. Energy, heating & ventilation Radiators must not be completely covered. Ventilate daily (3–5 minutes) to prevent moisture and mould growth. Windows must not be left permanently tilted during heating periods. 13. Liability The landlord accepts no liability for personal belongings of residents or guests. Damage caused by improper use or negligent behaviour shall be borne by the person responsible. 14. Validity of the house rules These house rules are an integral part of all rental and booking agreements. They are automatically accepted upon entering the building. As of: 20 November 2025
